Selling luxury villas to a buyer who has not boarded the plane yet

In the third quarter of 2025, 43.29% of home purchases in the province of Alicante were signed by a foreign buyer, against a national average of 13.58% in that same quarter. That figure comes from the Estadística Registral Inmobiliaria for Q3 2025 published by the Colegio de Registradores, and it is the whole explanation: on the Costa Blanca, a developer who cannot sell outside Spain is giving up close to half the market.

Why that buyer is lost

They search in their own language, not in Spanish. A Norwegian types “nybygg villa Costa Blanca”, not “obra nueva”. If your development only exists in Spanish and in machine translated English, it does not appear in the search they actually run, however good the product is.

They compare countries, not urbanisations. Before looking at your villa they are looking at Portugal, Cyprus and southern Italy. That decision is not won with a beautiful photograph: it is won with specifics, the remote purchase process, legal safety, delivery dates and the real cost of keeping a house closed nine months a year.

And they write when they can, usually at night or at the weekend. A form nobody answers until Monday is a lost enquiry: by the time your reply arrives they have written to three other developments, and the one that answered first is two days ahead.

How it is done, step by step

    Choose the countries, not all of them

    Two or three countries of origin are chosen and given a real budget, instead of spreading a little everywhere. The choice is not made on instinct: it is made by looking at where your existing reservations come from, and where the neighbouring developments’ reservations come from.

    Write in their language, do not translate the Spanish

    Each language is written using the terms that buyer really types, not a literal translation of the Spanish copy. That is the difference between existing and not existing in their search, and it costs no more than doing it badly.

    Answer the question that stops the purchase

    How to buy from abroad without being here, what gets signed and when, which taxes apply, what guarantees cover money paid during construction and what happens if delivery is late. Written and published, not saved for the first phone call.

    Campaigns per country, each with its own money

    One campaign per country and per language, each with a separate budget. That way you see which one works and which does not, you switch off the one that fails without touching the rest, and you scale up the one that works without fear of breaking the whole thing.

    Reply fast, in their language and their working hours

    We set up the correct automatic reply in each language and an immediate alert to whoever has to call. Speed of first reply is one of the few advantages that costs nothing and that almost nobody takes.

Realistic timing

The languages and the remote purchase pages are published with the site, in four to six weeks. Country campaigns start producing enquiries within days, but the first three months mostly serve to rule out the countries that do not respond. Seasonality rules: the northern European buyer moves far more between October and March.

No price on this page either

It depends on how many languages, how many countries and how much usable material already exists. It is quoted per project, with the entry fee and the monthly fee written down before anything starts. Advertising spend is separate, paid from an account in the developer’s name, and you see every euro in your own Google and Meta dashboards.

How many languages are really needed?

Almost never five. Two or three done properly outperform five done halfway, because every language has to be maintained and answered. On the Costa Blanca the usual start is English and German, or English and Dutch, adding a third once the second is working.

Is the property portal useless then?

No, it is useful for volume. What is not useful is depending on it alone: the portal places you next to every competitor, charges per enquiry and lets you build nothing of your own. The sensible position is to have both and to know which one brings the reservations.

What happens to enquiries that do not buy now?

They stay. An international buyer takes six to eighteen months to decide, and the development that keeps talking to them through that time is the one that signs. That follow up is set up from the start, because reviving an abandoned list almost never works.

Can you work with our agents abroad?

Yes. We give them the same material in their language and their own tracked link so it is clear which enquiries came from each of them. It is the clean way to run an external network without losing traceability on the reservations.
